Review-driven AI signals
Every published guest review is read for maintenance clues. Recurring mentions of “slow drain” or “noisy AC” surface as a single, prioritized ticket — not a thread of one-off complaints.
Photo-driven signals
Pre-stay and post-clean photos are scanned for visible wear — fatigue on the duvet, mineral staining on the grout, scuff on the entry mat. The ticket is opened before the next booking locks in.
Maintenance queue
A single ranked list of open work, with property, severity, source signal, and quoted cost. The host triages in one feed rather than across a contractor-chat thread.
Ticket lifecycle
Tickets move Open → Assigned → Awaiting parts → Done. Every transition logs who closed what, and the photo evidence stays attached so the host can audit without a phone call.
Flags signals and opens a triage card on the maintenance board. The host sees the original photo and review quote before acting.
